How do I report a maintenance issue or an emergency?

Our office is staffed Monday through Friday, 8am to 5pm, at (850) 279-8787. Outside those hours, emergency calls forward to a manager’s mobile rather than to a voicemail box. Routine requests that come in after hours are picked up the next business morning.

Do you handle CAM reconciliation in-house?

Yes. CAM reconciliation is done in-house, not outsourced. The person who reconciles your charges is the person who can explain them to your tenants.

How are your management fees structured?

Every property is different. Fees depend on the size of the property, its type and condition, and the scope of work you need, so we quote after we have looked at the building rather than from a rate card.

What is your minimum property size?

There is no minimum. We manage everything from small single-tenant buildings upward. We would rather talk about whether we are the right fit than turn you away on square footage.

What happens to my property during a named storm?

Preparation starts before hurricane season, not when a storm is named. Roofs, drains and flashing are inspected, insurance certificates are verified as current, tenant emergency contacts are refreshed, and vendors — roofers, water mitigation, tree crews, board-up — are put under agreement ahead of the season, because after a storm those crews go to whoever already has one. As a storm approaches we secure exterior items and signage, clear drains, protect ground-floor equipment and records, and give tenants a written timeline. Afterward, safety and utility checks come first, then damage is documented before cleanup begins, because cleaning first destroys what settles the claim. Water mitigation, claims coordination and a re-occupancy timeline follow.

Who will actually manage my property?

Skyline CPM was founded by Mehdi Moeini, who holds both the IREM Certified Property Manager (CPM) designation and the CCIM designation, and who is a commercial property owner himself. The firm is based in Pensacola and manages across the Gulf Coast, from Gulfport, Mississippi to Tallahassee, Florida.
